1. Estate agent did a sloppy inventory - items that are not there are on the inventory; some items that are there are not on the inventory; furniture is not described in details. Tenants returned inventory without signing every page. They signed only last page. The other pages have items that are there crossed out or with question marks next to items. Is this inventory still valid?
2. One of the 3 joint tenants has moved out and estate agent signed another tenancy agreement with the original 2 tenants and the new one. New tenant gave his share of deposit to the out-going tenant. But the tenant who has moved out was the head tenant responsible for the entire deposit. Does that mean we have to unprotect the original deposit and register it again under another head tenant's name?
3. Can we take this opportunity to re-do the messy inventory?
4. Tenancy agreement allows us inspection every 3 months but every time we tried to arrange inspection, tenants either ignored our texts, emails and letters, or agreed a time and date they would be home when we arrive but were not there, so we did not enter house. But could we have entered house? Can we now send them letter by recorded delivery with a specific date and time we will be there and enter house if they do not reply?
