My tenants have a joint AST and want to stay in the house for another year for their final year at Uni. I am happy they stay for the year and keep the rent at the same level. However, if they want to stay after next year, I envisage I may then want to go for a rent increase - they will be earning and the rent was already on the low side when I set it a year ago. If I don't give them a new AST, but let the existing one roll on as a Statutory Periodic Tenancy and they decide to stay, does that mean there is no ability to vary the rent, or if needed, any other clause in the current contract?

Your advice as to the best course of action would be appreciated.
