An AST on one of my properties is just over 3 years old. I should have renewed it before now, I believe, but have had continual trouble with the tenant meeting her monthly payment date, so I'm reluctant to simply renew.

At some point I heard that ASTs should not be allowed to run on a monthly rolling basis for more that 3 years (since inception). Is that true and, if so, what are the implications for me and for my tenant?
