Hi,

My tenant has been renting from me since April 2008. At that time a six month AST was signed which has rolled over to a Statutory Periodic Tenancy. So far every six months I ask my tenant to sign another six month AST.

My questions are:

i) Whre an AST has rolled over to a Statutory Periodic Tenancy,
does an AST agreement still need to be signed every six months?

ii) If an AST agreement does not still need to be signed every six
months, what kind of agreement do I need to set up, so that we
are both clear about the terms of the tenancy ?

iii) If an AST agreement does not still need to be signed
every six months, does the tenant notice period become one
calendar month (the tenant pays per calendar month)?

iv) If an AST agreement does not still need to be signed
every six months, is the Landlord notice period still 2 months?

v) In the case of an AST which has rolled over to become a
Statutory Periodic Tenancy, what is the legal
procedure for reviewing the rent. Currently I have stated on the
six monthly AST agreement that rent will be reviewed annually?
