We are new landlords of a HMO with 6 tenants, the majority of whom are initially on 3 month contracts with a view to renewing for at least another 3 months, if not 6. We're now at renewal stage and two tenants are now saying that they cannot commit to another 3 months and want a rolling periodic contract. Before we agreed to let to them we made clear that our requirement was for tenants to commit to longer term tenancies of at least 3 months, ideally 6. This appeared to be acceptable to them at the time and we felt we were being accommodating in agreeing to initially allow a 3 month contract whilst new jobs were settled into and probationary periods completed. However, these tenants are now saying they're not willing to commit to even renewing for another 3 months and are now only wanting a rolling monthly contract with one months notice to vacate. We've told them this isn't an option.

We're about to put the property on the market to sell with the existing tenancies to an investor landlord. This is therefore not a good time for these issues to arise and we fear that if we have to start re-letting rooms, or have unlet rooms for any period, it will make the property appear a less attractive option to buyers. In addition we'd like our tenants to feel that their existing agreements are secured and in place beyond the date of sale so that they will be honored by a new landlord until the end of the term.

What would be your advice in this situation?
