Rent Increase

My tenant has been in the house for 4 years and has been a model tenant. The Agreement is now a periodic tenancy with the rent being paid monthly. During this time there has not been any increase in rent.

I feel that it is now time to increase the rent and I have written to the tenant stating that the increase will take place in two month's time. I have asked her to let me know if she agrees with the new rent. To date I have heard nothing.

Should I now issue a Section 13 notice and if she ignores that what would be my next course of action? I don't particularly want to lose this tenant but I am prepared to let her go if she does not agree to the increase
