5 year contract

I have a tenant who wishes us to draw up a 5 year contract, I have no intention fo selling this property but am I right to be cautious about giving such a long contract. The rent is relatively cheap and so am wondering if the tenant is trying to be clever and keep his rent low for the next 5 years.
