I have been recommended a tenant by an agent. She sounds nice, a middle aged lady with two teenage children, one of whom is disabled.

She has a slightly complex financial situation - she is currently unable to work but will be able to once she rents. Because of her disabled child she should be able to claim a higher rate of benefits too. I didn't really want a benefits tenant but this isn't quite that sort of situation. The agents have told me they are sure I'll have no problems with her. But as she isn't employed, they have asked her to provide a guarantor as an additional security.

What checks should be done on her and the guarantor and how should the agreement best be written to ensure it is enforceable? I dont anticipate a problem but you never know!
