Common law tenancy
I am in the process of letting a property. Rent is offered at £485/week which equates to £25,220 p.a.
Depending on negotiations I might end up above or under £25,000 p.a. which I believe is the threshold beteen an AST and a Common Law Tenancy.
From the information I gathered, it seems that the common law is more in favor to the landlord than AST. This is mainly due to less restrictions. Is this correct?
Are there any reasons which make me want to lower the rent and use an AST?
Lastly, would you have a copy of a Common Law Tenancy?
