Protected tenancy

I own several properties within a selective licensing area. I have been approached by a landlord to sound out my interest in buying a property adjoining two of my properties. This property has a protected tenant (under the 1977 act) and is in a very poor state of repair. The landlord has also been convicted for failing to comply with the selective licensing conditions. If I purchase the property, I would need the tenant to move out during the renovation works.
I know the tenant quite well and have discussed this with her. She is quite willing to move into another of our properties whilst we carry out work to her home and would then wish to move back.
My questions are:
Would such a move end her current protected tenancy?
Could we use an AST when she moves back?
If she is eligible for LHA, would moving from a protected tenancy to an AST affect her entitlement?
