We are looking after a tenancy for a landlord.
The tenant has been in the flat since 1985 - will this be a Regulated tenancy?
Last year the tenant signed an AST for 12 months to end next November. Rent was kept at the same amount.
The landlord now wants to increase the rent and has asked the question:
Is the AST valid or does the Regulated Tenancy still take precedence?
In either scenario can a rent increase be applied?
