The property that was our main home until a year ago should be let under an owner-occupier tenancy agreement. This is the correct tenancy rather than the current 4 room-only ASTs.

The four tenants who have been living there under four room-only ASTs should therefore become one tenancy in four names under the owner-occupier tenancy.

We have notified all tenants of the change that is due to apply by the tenancy renewal date and given them each just under two weeks to raise any queries. Nothing changes for them except the merging of four room-only ASTs into one tenancy.

What if one tenant (or more than one) does not sign by the due date - not because of having any queries but just because he or she hasn't signed despite being reminded several times?
