I have a tenant who complained that her sliding patio door had come off the runners and it had taken 20 times to close it.
The next day she complained that she lived on her own and the door needed securing as it had been open all night. We got a specialist window company out same day in order to secure it and to gve us an estimate for repairing it (despite the fact that she had said that it was closed the previous day)
She went mad because the guy turned up without an appointment and said that she felt vulnerable. She said under no circumstances was he to come back.
We got another company out to give us an estimate to repair the problem (£2000)
I have contacted the Landlord and he has said that he canít afford to have it repaired but will fix it in the spring himself (he is not in the area).
She is now going mad, saying that she needs to use the door daily, I have pointed out that there is another door only 2 yards away and as winter is fast approaching it shouldn't be too much of an inconvenience.
She has now said that she has been commissioned as an artist to do 8 paintings out of the patio doors so need it fixed immediately. I havenít mentioned to her that she is no allowed by the terms of her agreement to run a business from the property.
She has also said that her partner needs to have the door open daily on health grounds. I also havn't mentioned that she said that she lives on her own and this was the main reason why she needed it securing immediately.
Of course she is now threatening legal action. I realise that she is probably correct that she should be allowed full use of the property however she is extremely unreasonable about it.
What should I do?
