Id appreciate any advice on this insurance matter:

The insurance on an unoccupied property is due for renewal, and my broker has informed me that they are unable to find an insurance company willing to reinsure it due to its unoccupied status and a history of three previous break-ins at the property. I took the decision to lock up the property and not to relet it last year as there is a major problem in the area with theft of boilers etc and it has proved impossible to attract reliable tenants. All of the break-ins occurred when tenants left without notice and apparently left the property unsecured.

My concern is whether I am legally obliged to insure it, and how I can do this in the absence of any quotes from insurance companies. I imagine that I would be liable if a trespasser or burglar were injured in the property or if falling slates injured a passer-by (though it is kept in good condition).

Thank you.
