Letting agent and tenant keep making promises to do certain things to negotiate reduction in rent, putting in new bathroom etc, along the lines of "If you do this, I'll hire professional cleaner to clean the house once a week / repair the banisters I broke / put back the shower rail I pulled down" etc. We held up our end of the deal but they did not, then denied they ever made these promises. They refuse to put anything down on paper. Is it illegal to record our future face-to-face or telephone conversations without their knowledge? Is it illegal to play back the recording to them? Can we use it in a Small Claims Court?
