Charges for minor damage & replacement parts
I have recently taken back ownership of our rental property, the ontgoing tenents have left a couple of items damaged. These have been flagged on the inventory report and will require spare parts.
What I'd like to know is what can we reasonably charge for replacement? They have broken one of the 5 glass fittings on the kitchen light, the manufacturer no longer stocks the light so we're unable to source a spare part for it, can we charge for the full replacement cost of the light or a certain percentage?
We had a good relationship with the tenant so don't want to antagonise them, however, we'd still like to know what our rights are as landlords to recoup the cost of replacing damaged items.
