I am planning to rent out a property using the RSA's AST. In clause A2 of this contract there will be a termination date. Under the wording of this clause the Landlord may terminate the Tenancy on that agreed date by giving 2 months prior notice in the abscence of which the Tenancy continues as a Periodic Tenancy.

However, it is not quite clear whether the Tenant needs to, or is able to, give 1 months prior notice in order to terminate the Tenancy on the pre-agreed date in the contract. If he does nothing the Tenancy turns automatically into a Periodic Tenancy and he will be locked in for a minimum period of 1 month more than the contracted period.
