This weekend joint tenants moved in to a rented property of mine having signed copies of the RLA AST. One copy, which I hold, was signed correctly by all parties but on the other two copies (held by the tenants) box w (Our signature) now contains both my signature as Landlord and the signature of one of the joint tenants and box x (Your signatures) contains the signature of the other joint tenant.

The contracts were properly witnessed.

The question is whether these contracts are legally binding and if not what can be done about it at this stage. I am sure the tenants would be prepared to resign new agreements but it would be difficult to back date these to Saturday without the witness perjuring himself. If we started again with a later date most probably it would be after 1st October so I would need an Home efficiency certificate.
