Under Section 11 of the Landlord and Tenant Act 1985, the landlord is responsible for keeping in repair and proper working order the installations in the property for the supply of water. Particularly if a property has a private water supply and not mains water, landlords must ensure that if a local water authority makes any stipulations to make the water fit for human consumption, such as fitting uv filters, he must comply with these. Also, under the Housing Health & Safety Rating System introduced in the Housing Act 2004, landlords are required to ensure properties are in a safe condition, the water supply being one of the hazards governed by the system.
