I am considering renting out the two top floors of my house (2 bedrooms, one reception room (TV), Bathroom and kitchen). There could be a lockable door at the base of the stairs. My ground floor flat door would be lockable.
Q) 1. Do I require a different agreement than the standard AST?
2. Do the same rules/law apply when the landlord is living in the property?
3. Where can I get the necessary docs/info from?
4. Can anybody see/mention anything I have missed?
