Tenant wants to sublet
A tenant wants to get some one else to share a two bed flat. We are not necessarily opposed to this. I guess the obvious thing would be to add them to the tenancy agreement, go through referencing etc, but what would be the position if we just said yes you can sublet, but you will in effect be the landlord. I guess the crux of the matter is what what happen if the first tenant gave notice and quit but the second one refused to go.
What is the safest approach you would advise.
