Simple question, but seems to get different answers from landlords we know:

One of our let houses has a wooden conservatory that is rotten at the base and needs to be replaced. I have received quotes to replace it exactly, - same footprint, shape, size etc.
What proportion of the cost (9-10k) can we claim against income as a repair in current and/or subequent years?

Many thanks
