There is quite a lot of competition to secure rented accommodation these days. Tenants offer deposits to secure the house whilst the paperwork can be sorted out. But am I right in thinking that any securing deposit provided then is not subject to the rules about being secured through a tenancy deposit scheme until at least the tenancy agreement is signed? the first seems to me as a reservation surity, repayable if the tenant enters into the tenancy agreement, but forfeit if they do not. The latter is to guarantee their obligations under the tenancy agreement and against any potential damage.
