1. I instructed an agent to find me one tenant or a couple NO children. It took a while to find a tenant and he gradually convinced me that a couple with a child that were interested would be OK. I reluctantly agreed. When they moved in there was a second child. I was told that the child does not live with them but three months later the child is still there, registered at school etc. - Breach of tenancy agreement & an agent did not do his job properly.
2. I received a letter from the Local Authority Enforcement Team as my nasty neighbour complained that I am subletting - converted a single dwelling house in two without permission. Foolishly I did not realise that you cannot have two kitchens and locks without planning permission. I don't want to apply for planning permission as renting is only temporary. The six month break is in January the Local Authority has given me the time up to December to get the house back to single dwelling - remove kitchen and locks. Agents don't want to issue notice to the tenants - it is apparently my job as I don't have management agreement with them.
How do I get out of this situation and how do I evict tenants without getting fines, going to court etc?
