Dry Rot and Insurance Cover.

I own a flat that is a new build penthouse built on the roof of an existing building. My flat is less than two years old but the original building is over 70 years old. Including my flat there are four flats in the building. Dry rot has been discovered in the ground floor flat and the management company says it will cost 160,000 to cure and that dry rot is not covered by their insurance policy so the the cost will have to be shared amongst the owners of the four flats i.e. 40k each.

The ground floor flat happens to be owned by the management company.

Is it usual for insurance policies not to cover dry rot and could I put in a counter claim against the management company for failing to take out adequate insurance cover?
