Hi,
I'm acting as a letting agent for a Landlord of a property that is in OK condition although I have suggested a couple of improvements that require attention, one of these being the removal of polystyrene ceiling tiles in a bedroom. He agreed to to this but only after I told his wife that they were lethal in a fire. Now I've found that he has had them removed in one of the 2 bedrooms and has refused to do any further work. I have found a suitable tenant for him but I have told the tenant that they shouldn't use this bedroom, she is happy with this and says that she will only use it as a store room.

Does anybody have any thoughts on this, am I going to be liable for letting an unsuitable/dangerous property?

Thank-you for your comments
