thank you for yr recent help.Another question. Given i am owner/occupier 2 storey house so not normally HMO if my local authority choose to use their discretionary powers and make it ordinary HMO or licence it is there any procedure to appeal their decision and if so what is it? I spoke to my tenants who live with me and they are all very happy with the way it is managed and run and i believe this is the criteria (badly run etc) that the LA could make it HMO which i believe they might do given its a an inner London borough, loads of homeless and extra income given their budget has been cut. Any way to challenge a decision should it come to that?
