The shower has slowly leaked indetected for years under the floor boards down through the lath and plaster until eventually 2ft square part of the ceiling fell down in the kitchen below. The joists were sodden and fungus growing. No visible signs of trouble. 1500 worth of damage. There was no way to know this was happening.
The insurance have sent a cheque after the surveyor had been 390.
They refuse to pay more as they claim I have dry rot in the joists which I am not insured for.They are only paying for the damage to the kitchen below not the bathroom above which needs the floor to come up etc.If I take out another claim for the bathroom they will turn it down they say.
Clearly the rot was caused by wet for years. 2 builders have said this.
Have other landlords had this problem with unsurance and what can one do. My tenant wants the hole covered over with board while I seek help from my Insurance broker. If I do this will the insurance invalidate the claim?
