Tenancy delayed – what are my responsibilities?

I've agreed a tenancy with a couple, agreed on a date, prepared the paperwork, done the searches etc. However, on inspecting the property I find it needs damp-proofing and therefore I need to delay the property for approximately four weeks.

My prospective tenants have put all their stuff into storage and have been living in alternative accommodation waiting to move in.

Now I have delayed it, am I liable for anything like their storage costs, accommodation costs etc?


Note: I had previously prepared tenancy agreements and sent them out, but I had not received them back from tenants or taken any money yet.
