Good afternoon,

I have a daughter who is in Uni at Leeds, she has signed up for a house with two other girls on a 12 month Assured shorthold tennancy agreement commencing 1-7-10.

She and her friends viewed the property over 8 weeks ago and all looked ok (with furniture in and posters on the walls)!!

We picked up the keys yesterday (she has not had a formal handover at the property or any form of inventory) and upon inspection the house is full of damp, black mould to most external walls, very very dirty, loose carpets on stairs, smoke alarm that does not work, curled up vynl tiles to the bathroom floor creating damp & loose plaster to the bedroom below, leaking roof - the list goes on & on.

I have spoken to the letting agent who has asked that I send over the queries in an email, which I have done along with photo's.

As a loandlord myself, everything stated above goes agianst my set up, so am a little in the dark as to what to expect!

I am expecting to speak with the agents or landlord tomorrow - my querie is what sort of legal entitlement does she have to refuse payment until these issues are sorted out or indeed to cancell the tenancy agreement??

Any help would be greatly appreciated.
