Difficult Neighbour Causing Issue With Tenants
I had new tenants move into the two bed ex. council flat that I rent out at the end of September. Since not long after they moved in they have been experiencing a lot of disturbance from the neighbour in the flat directly below. This has resulting in them having broken sleep every night since.
I have owned my flat since 2003 and am aware that this neighbour can cause disturbance on occasion, however I had absolutely no idea that she would be causing the amount of disturbance and upset that she is currently causing. I have had three sets of tenants, the last of whom were the only ones to mention any issues to me and we never got beyond me advising them to speak to her directly. I have also lived in the flat myself - 2003 - 2005 and again in 2006 for six months and have always dealt with any disturbance from her by simply talking to her and asking her to change her ways.
I am currently speaking to her housing officer, social services and the noise nuisance team, but it is very slow going and though my tenants have been extremely reasonable with me and really appreciate my help in trying to resolve the issues, they have this evening for the first time mentioned that they are starting to find the situation untenable.
They have signed a one year AST, so my first question is, where do I stand legally if they tell me that they can no longer live at the property? My second question is, do you have any advice on getting this woman's landlord - Brent Housing Partnership (Council) to resolve the issue?
