If a property has a garden, and there is a clause in the tenancy agreement which requires the tenant to “regularly mow the lawn according to the season, and tend the borders keeping them weed-free”, it will be difficult to expect the tenants to carry out the obligations required of them if they do not have the tools to do so. There is nothing in law as far as I’m aware requiring landlords to supply a lawnmower, but it would be unreasonable to expect the tenants to buy their own. It will also be difficult for a landlord to justify claiming dilapidations out of the deposit at the end of a tenancy if the tenants left the garden in an unkempt state because the landlord had not supplied tools such as a lawnmower. Please remember an electric lawnmower will need a PAT test.
