Under Section 48 of the Landlord & Tenant Act 1987, a landlord must give a tenant an address in England or Wales which the tenant can use for the service of any documentation on the landlord. This notice is usually incorporated in the body of the tenancy agreement, and if there is no such notice, the tenant is entitled to withhold rent (however, all the rent will fall due once the notice is issued). The address to satisfy Section 48 does not necessarily have to be the landlordís personal address, and typically is the managing agentís address. However, under Section 1 of the Landlord & Tenant Act 1985, if a written request is made to the person who collects the rent, that person must disclose in writing the name and address of the landlord, within 21 days.
