Can you please advise me on a situation whereby I had a leaking roof
which took about three months to satisfactorily repair.

Basically, my tenants reported a small leak coming through their ceiling back in November . I arranged for a roofer to fix the problem and it was ok for about 4 weeks but started leaking again during a heavy rainfall. The same roofer returned and said he put right the problem but unfortumately once again some weeks later the leak re-started. In the end I had to get a new roofer and now the problem seems to have been solved.

There was no damage to the Tenants goods or possessions other than some Xmas cards which were directly below where the leak came from.

My Tenants are expecting some form of compensation from me in the form of a rent reduction and whilst in principal I agree to pay some compensation I would be grateful if you could advise me whether :

1. I am legally obliged to do so.

2. How I could arrive at a fair and reasonable figure.
