Have a tenant who signed a new 12 months fixed term shorthold tenancy (renewed)from 26 April 2009 but then told me three weeks before expiry of old lease that he would not be staying on. Also when he moved out early April he emptied the house of all the fixtures and fittings (ie theft) and not having any joy with police locating him or my possessions.

What can I do to:

1. Claim for breach of contract and reclaim loss of rental
2. Claim for financial loss of possessions from the theft - not apparently covered by house insurance as "legally entitled to live in house at time of theft".
3. Ensure that there is a court order against him in the future as when credit checked he was clean.
4. What can I do to locate him if police are unwilling as too busy.

Thank you.
