I have a purpose built flat (one of 56) & the Managing Agents are proposing essential repair works to the roofs / gutters and the cost is to be shared by all owners. The fact that the work is required is not disputed. However, the agents have advised us that they intend to appoint a contractor they have used before, despite having a cheaper quote to the sum of 3,300 for the exact same job. The contractor they are proposing to use has done work on our complex before & quite frankly, most leaseholders agree that his work is shoddy at best & we feel that the agent and contactor are 'in bed together'. How can we force the Agent to use the cheaper quote, bearing in mind that at the end of the day, it is us who will be paying the invoice?
