Aborted tenancy

I was due to let out my house on saturday to 4 sharers. On friday late afternoon one of them bottled out and as he had not yet signed the tenancy agreement the tenancy fell through. I have spent over 3000 preparing the house to their requirements so I feel some compensation is due re these expenses and loss of rent over the next few weeks until the house gets let. The agent only advised me on friday that the document had not been signed by the proposed tenants. Was I in the wrong going ahead with the furniture etc and not asking for a copy of the signed documents. These particular docs were digitally signed so one doesnt tend to get the copies or know when they have been done. Also it takes several days to get furniture ordered, assembled so I had to get ahead and finally they left a holding deposit of 800. Many thanks
