I am considering purchase of a pair of flats - 1st and 2nd floor. My question is whether they meet fire regs if I rent as either AST or holiday lets.

Access is by a lift and external iron spiral stairs/fire escape. The original internal staircase was removed when the conversion was done in 1996.

The external steps enter the flats via bedroom 1. Bedroom 1 joins a hallway serving bedroom 2, lounge, kitchen and bathroom.

Since the esacpe route is through bedroom 1 I am concerned that compliance with Fire Regs will be an issue.

The selling agent offers the advice that since (presumably) the flats met Fire Regs current in 1996 then grandfathering means that they still meet the Regs.

Any views?
