LHA tenants

Hi

I am a new landlord looking to rent my 2 bedroom house. I have a lady who is interested in letting my house for her and her young son.

She is currently living with her partner who she has recently split from therefore wants to move to her own accomodation.

She does not currently work and has been advised she is eligable for LHA.

My questions are regarding LHA, I understand that this is paid directly to the tenant now instead of the landlord as with HB. Her forms have been sent through the post for her to return.

How long does it take for LHA to be granted to tenants?
Is LHA paid in arrears?
Is there anything I should be aware of regarding LHA tenants/payments?

I have said that i would requirepersonal references and a garantor reference because she is currently unemployed. Is there anything else I should request?

Your help/advice is much apprectiated.
