Tenant Disturbance

Hi All
18 months ago I invested in 2 flats - I manage these myself and up until this week without any problems.
On Wednesday I had a call from the block management company to say that our tenant was causing excessive noise from music playing load at night,swearing, banging doors, dope been smoked, worse of all used condoms been disposed out of the bedroom window ( it gets worse ).
I called the tenant and put the complaints to her - she said she would speak to her son ( this was the first I was aware he had moved in and living at the property ).
At 10.30pm i was called by another resident to inform me that the front door had been kicked in and damage caused to the frame.
I called the tenant to inform her - she was at work working nights, she did not seem too worried - I said she needed to meet me at the flat, as the main enterance is on a security door system I asked the (T) to inform the police - at which point she seemed quite worried - she agreed, then 30 seconds later calls me to inform me that it was infact her son who had kicked in the door.
She has agreed to pay for damage ( iam yet to bill her ) her son is the cause of all the issues and complaints - as his mother is working night shifts he is left at home .
I suggested to her that at the time of signing the contact she only listed herself in occupation and that her son should leave .
She then informed me that her Son was only 15 - yet allowed to live evenings in my flat causing the problems above.
The agreement was not renewed after 6 months - I just want these people out - any suggestions would be much appreciated - should i go via the section 21 route or section 8 ?
Its a fantastic flat and fitted and decorated to a high standard = I just fear for any further damage - regards neil
