Hello,

I am new to RLA and landlording overall. I am now considering getting a buy-to-let mortgage and was thinking to invest in Holiday lettings. Now I know that location is crucial for this side of business and hence comes the price of the property. My question is how reasonable would it be to go down this road? My thinking is that although 2-3 bedrooms flats may cost 5-6 hundreds thousands of pounds the returns could be 10-12% because of the prices that tourists are willing to pay? The only problem is how busy are these type of flats in London? if they are let 3/4 of a year, my calculations sum up, but if they are vacant for half of the time then I should consider investing in ASTs. Is there a good article on starting a Holiday let business or can someone experienced give me an advise on it?

Thank you very much,

Timur
