Hi RLA

We have tenants who signed an AST 1st August 2013 to 31st July 2013.

They have left the property without notice and have not returned keys. They have also not paid rent of three months, but all parents have signed the deed of guarantee which states it is limited otherwise unlimited. As the standing order was set up in one of the tenants name we believe that we must pursue her as she is the one who has stopped the standing order and the rent not being paid. Would it be right to say that we would pursue her and her parents for the whole amount as the deed states it would be limited otherwise unlimited.

And then she would have to recover the rent from her house mates. Or do we need to write to all parents.

Any help would be greatly appreciated.
