Hi,
We rented a property that had new carpets laid 4 months before the tenant moved out. The carpet has been damaged, there is an actual hole, about 3cm square. The tenant has been very apologetic, does not dispute that he is responsible and is offering £100. The carpet on a stair and landing were not particularly expensive (about £350), but is this reasonable? Or given how new they were could we insist on complete replacement. If we insist on that there will be a dispute as he has already said he thanks that is not necessary.
I guess not replacing is an option, although it does seem a shame that damage has occurred so soon.
Thanks,
David
