Dear Help Desk,

I would like to terminate an AST on a "no fault" basis.

The tenancy is now periodic and I have not previously served a S21 notice. The calendar monthly rent is due on the 12th day of the month. Deposit Protection paperwork is in order.

If I served it before 12th August 2013, would the date shown in the S21(4)(a)notice be 11th September 2013?

I intend to hand deliver the notice through the letter box of the flat. Will this be sufficient for legal service if I photograph the process and have a witness with me?

Also, the female tenant appears to be living with her boyfriend, although the AST specifically prohibits any other occupiers except her - is this a potential problem?

What can I do if no further rent is paid once the notice has been served?
