I always give my tenants 24 hour + notice & ask them the best time/date to visit and do an inspection.

I always ask that if they cannot be there can they arrange for a relative or friend to be present instead.

Until now I have never had any problems, but this tenant works shifts and never seems to be able to accommodate my requests.

Can I therefore state that I will let myself in and do the inspection alone?
This has happened in the past and the tenant was quite agreeable to this, but this tenant seems more wary and I have not suggested this route yet.

I want to know if I am within my rights to let myself in after giving adequate notice and request for accompaniment?
