Unfortunately cold water cylinder tank split and leaked water into tenanted flat and communal hallway of building. Tenant said he verbally reported water on hallway floor to trades person in the building that day but message wasn't passed along the chain. By chance a week later I went into communal hallway of building to find large water leak marks on ceiling of communal hallway and on further investigation found it was coming from this tenants flat. Same day had the leak shut off in flat and a day later had the cylinder replaced so flat was back in working order with exception of use of a stirage cupboard and in meantime gave tenant use of another flat overnight. Agreed with tenant that two weeks were needed for water to dry out before redecoration and agreed that a new combi boiler to be fitted as made sense due to scope of problem and need for redecoration anyhow. Also agreed to replace damaged items of tenants items; suitcases and storage boxes and now he is asking for additional compensation for inconvenience. I would be grateful for guidance if his request is reasonable and if so what is fair?
