My management agents have written to me stating that my tenant has missed a number of appointments to fix a heating problem which she mentioned to them. She now says she doesn't have time to keep the appointment and that the heating is working at the moment. They also noticed that their key no longer opens the door although she 'confirmed' to them that she didn't change the lock.

They have asked me to advise them on what to do. She has been a good tenent since she moved in almost two years ago and continues to pay her rent on time so I don't want to be 'on her case' but I don't want to be naive either. I'd appreciate any advice.
