In spite of being a property owner, I do live as a stop gap myself in a HMO (awful places which gives me a drive to do them as well as can be done). The lass in the room next to me came home drunk the other evening to find that her lock was not working (a faulty Yale it transpires). Adamant that the landlady had changed her lock she spent 1.5 hrs smashing it in with an array of tools in spite of offers to stay in other tenants rooms for the few hours before morning. She is an annoying tenant to the others in that she has a small dog in the room barking and wining at all hours, often comes home drunk and has parties several times a month. The door is a fire door and will need replacing. Can eviction proceedings start under section 8, ground 12 for willful damage to the property. Does anyone know and how long would this take. I would say it is breach of the tenancy. Many thanks
