The following queries are pursuant to my previous query - in which it was determined that I should evict a particular tenant via a S21.

RLA advise in its document section that if rent is paid four-weekly under a periodic tenancy then the RLA help-desk should be consulted.

My tenant's latest tenancy agreement (RLA Version 2013/ No deposit taken)commenced 24/12/12, ran for six months and expired 23/06/13. Rent is specified as four weekly. (Direct) LHA rent payments have been made for several years on a "running schedule" established under the (same) tenant's previous tenancies (both fixed term and periodic). Top up payments have been made on an "ad-hoc" basis. The last LHA payment schedule I received quotes the payment period as 21/10 to 17/11. The last payment period was therefore 18/11 to 16/12.

Query: What dates should I specify in my S21?

The same tenant has recently (this month, Dec 13) had a Green Deal boiler installed by "virtue" of receiving benefits. I have a current CP12 issued Aug 13.

Query: Do I need to renew my CP12 for this new boiler before issuing my S21?

The tenant and her boyfriend have previously demonstrated personal aggression towards me, despite knowing of my serious health issues.

Query: Would it be possible to serve the S21 by email, if I was able to demonstrate an established thread of two-way email correspondence with respect to the tenancy.
