Compensation,even though Landlord not at fault

Through no fault of ours or a good tenant's water came into her bedsit .

This happened over the Christmas period during process of maintenance and replacement of roof.

She has been very patient during this time.The water mainly came into the sink area so although she was able to use the room it was very moist.

Is it better even though it was not due to our negligence or lack of maintenance to offer her a percentage of last months rent back with letter saying Without Prejudice OR better to offer her in a couple if months a better more expensive more popular room at current rate?

Never had to deal with this sort of thing before and I would welcome advice on how much she should be given back and what goes in the letter.
(she currently pays 540pcm inclusive of c.tax and w,rates)
